Vickery is one of the most distinctive and celebrated communities in Forsyth County — a 214-acre new urbanist development designed around walkable streets, a vibrant town center, and architectural character inspired by Southern cities like Charleston and Savannah. Founded by Hedgewood Homes beginning in 2002, Vickery features a mix of European-inspired and craftsman-style single-family homes, townhomes, and live-work units surrounding Vickery Village, which offers boutique retail, restaurants, and community spaces. The community is served by Forsyth County schools and is minutes from The Collection at Forsyth and Halcyon in Alpharetta.
Vickery’s homes were built primarily between 2002 and 2015, with newer John Wieland townhomes added through the mid-2010s. This puts the community’s earliest homes at the 20-to-25-year mark — the beginning of the first significant plumbing service cycle for most residential systems. Original water heaters from early construction are approaching or past the end of their 10-to-12-year expected service life. Supply line connections under sinks and behind appliances from early 2000s installation are entering the window where proactive replacement is worthwhile.
Vickery’s density and mixed-use character also means plumbing issues in attached townhomes or closely sited homes carry a shared-impact risk. A water heater failure or supply line burst in a townhome affects the unit and potentially adjacent properties. Prompt response and preventive maintenance carry more weight in this type of development than in a standard single-family detached setting.
Forsyth County’s water supply is relatively soft, drawing from Lake Lanier. The primary water quality considerations for Vickery homeowners are disinfection byproducts from chlorination and the trace PFAS compounds detected in Forsyth County’s 2024 water quality report at levels below EPA MCLs. A point-of-use RO system is the most effective residential solution for reducing both at the drinking water tap.

I had a fantastic experience with the lead plumber Brandon White. I called Benjamin Franklin to get a second opinion on a quote from another company, and he went above and beyond. He sent Benjamin & he came over the same day, he reassured me that the work recommended by the competitor was indeed necessary, reasonably priced, and completely aligned with the standard of work his team would provide. I was impressed with his honesty, he also explained why the work was necessary in terms that were easy to understand. His professionalism, and integrity gave me total peace of mind. I highly recommend Brandon White the lead plumber at Benjamin Franklin for anyone looking for a trustworthy professional!

Did a great job for a fair price. Arrived on time. Did excellent, professional work, cleaned up afterwards and was courteous through the entire time. Met ALL my expectations.

Scheduling service was easy and the discussion of the work I needed performed occurred at my house and options were discussed. Once we decided on the items to be replaced and the work to be performed, I received the cost estimate and we scheduled a date for the work. Davy showed up on-time to perform the work and was very thorough in getting the job finished. The work was accomplished in the time allotted and Davy provided a detailed review of the work. Highly recommend contacting Erin and his team at Benjamin Franklin Plumbing to get top quality, reliable work at a fair price!

After investigating, multiple breaks were repaired after the water meters. Stayed until full repair was completed and disturbed area repaired. Great job. I will consider hiring Ben Franklin for any additional repairs needed.

Great experience with this new company. John, the owner, was extremely helpful in his initial visit. Follow up appointments were needed and Hugo was assigned as our technician. Hugo was kind and knowledgeable. He explained everything and completed everything well. Will definitely recommend Benjamin Franklin Plumbing to friends and family.

Great service, worked over allotted time and did not charge more than agreed. Good guys, very pleased and will use again!
A tank water heater installed in 2005 is now approaching 20 years old — well past the 10-to-12-year expected service life. If it hasn’t been replaced yet, it is operating on borrowed time. The most common signs of imminent failure are popping or rumbling sounds during heating cycles, rust-tinged hot water, reduced hot water volume, or any moisture around the base of the unit. If you see any of these, call for an assessment. If the unit is quiet and performing normally, it’s still worth planning a proactive replacement on your schedule rather than reacting to an emergency failure. Spring is one of the better times to plan a replacement.
Yes. Drain cleaning is one of our most common service calls in mixed-use and higher-density communities like Vickery. Kitchen drain blockages from grease and food debris, bathroom drain slowdowns from hair and soap buildup, and main line slowdowns are all regular service items. For simple blockages we use professional mechanical clearing equipment. For recurring or stubborn blockages we use hydrojetting — high-pressure water that scours the interior of the drain line clean rather than just pushing the blockage further down. For any drain issue that doesn’t respond to standard clearing, a sewer camera inspection is the next step to identify whether a structural issue — root intrusion, offset joint, or collapsed section — is contributing to the problem.
Yes. Forsyth County’s water supply from Lake Lanier is relatively soft, which is actually favorable for tankless water heaters — scale buildup on the heat exchanger is less aggressive than in hard water markets. Annual descaling as specified by the manufacturer is still recommended, but Vickery’s water conditions are not particularly hard on tankless systems. We are a Navien NSS certified installer and offer a 10-year parts and labor warranty on Navien tankless installations — one of the only plumbers in the area to offer this level of coverage.
