Lacy Lakeview is an established city on the northeast side of Waco near the Brazos River and Lake Waco, a settled community of family neighborhoods with a convenient location near I-35. Benjamin Franklin Plumbing® of Waco is the on-time team Lacy Lakeview families count on.
On time, every time. If there's any delay, it's you we pay.
Every Lacy Lakeview home has access to our full range of plumbing services. The menu is the same across our entire greater Waco service area, and each service links to the national brand page with full details:
Around-the-clock emergency service dispatched for Lacy Lakeview homeowners facing burst or frozen pipes, slab leaks, sewer or septic backups, water heater failures, or no-water situations. We are available day or night, weekends and holidays, with no after-hours fees.
Expert diagnosis and repair of leaks, fixtures, and supply problems with our plumbers trained to resolve up to 90% of issues on the first visit.
Drain cleaning and hydro jetting with camera inspection, clearing grease, roots, and buildup in lines shifted by the area's expansive clay soil.
Water heater repair, replacement, and installation, including tankless systems, popular in the area's new construction.
We also offer non-destructive leak detection and slab leak repair. The Blackland Prairie's expansive clay shifts slab foundations and the pipes within them, making slab leaks common, and we pinpoint them before we cut into anything.
Water softeners and filtration for the hard water common across Central Texas, from Waco's Lake Waco surface supply to the Trinity Aquifer groundwater that serves rural wells.
Well and water pump service and pressure-tank work for the rural McLennan County homes that rely on private wells.
Sewer line repair and replacement and trenchless options, plus drain and waste-line work tailored to the area's many septic-connected homes.
Pipe repair and whole-home repiping for aging galvanized and cast-iron systems, plus service line and lead-era line replacement in older Waco homes.
Frozen pipe prevention and repair after hard freezes like Winter Storm Uri, plus backwater valves, drainage, and sump pumps where heavy rain and low-lying ground call for them.
Outdoor plumbing service for hose bibs, irrigation lines, and outdoor connections.
Faucets, toilets, showers, bathtubs, sinks, and garbage disposals repaired and installed.
Commercial plumbing service for greater Waco's businesses, the Baylor University area, downtown, and the I-35 corridor.
Lacy Lakeview is served by municipal water and sits, like all of greater Waco, on the Blackland Prairie's expansive clay. The soil shifts slab foundations and the pipes within them, making slab leaks a defining local service. The region's hard water makes softeners and treatment popular upgrades to protect water heaters and fixtures.
The city's established homes may carry aging galvanized pipe and cast-iron drains worth repiping, and its water heaters are aging into replacement. The same shifting clay and mature trees can break sewer lines. Its location near the Brazos and Lake Waco can add drainage considerations in low areas, and the occasional hard freeze can threaten exposed pipes.
Lacy Lakeview's established homes play to our strengths. We offer slab leak detection, softeners, water heater and repiping service, and freeze protection. Our stocked trucks resolve most calls on the first visit, on time and with up-front pricing.
If there's any delay, it's you we pay, $5 for every minute we're late, up to $300. See our guarantees.
You approve every price before any work begins, no meter running, no surprises.
We stand behind our materials, labor, and craftsmanship, and Lacy Lakeview homeowners rate us 4.8 stars on Google.
We answer the phone around the clock, every day of the year, with no after-hours fees. This is vital during a frozen pipe, a slab leak, or a sewer backup.
Background-checked, drug-tested professionals, licensed in Texas (License 44199), with liability coverage and workers' compensation.
Based right here in Waco and serving Lacy Lakeview, supported by a brand named Forbes' Top Ranked Plumbing Company of 2024.
Club membership with annual safety inspections, leak checks, water heater, softener, and pump tune-ups, priority service, and discounts.
Lacy Lakeview's seasons set the schedule. Watch for slab leaks as the clay shifts. Flush the water heater yearly for the hard water and add a softener if scale is an issue. Before winter, insulate exposed pipes against the occasional hard freeze.

I highly recommend this company. They were quick and responsive in scheduling my service, and the plumber they sent out was fantastic. Sometimes it’s hard to find a plumber, but search no more. Use them! I certainly will use them again. Most importantly, their prices are very reasonable and competitive.

Outstanding experience! A polite young man Mr. Amado handled a small repair for us, and everything went seamlessly. Scheduling through the call center was quick, communication was stellar, and the pricing and workmanship were top-notch. As someone who has worked in the service industry for a long time, I truly appreciate the commitment to customer service and communication training shown here. The quality of work still needs to stand the test of time, but the overall experience was 10 out of 10. I won't hesitate to use them again!

Daniel was great!! He was very prompt and explained the workings of the new water heater. The company is awesome. Now you could find a cheaper water heater and cheaper labor but I tried one of those water heaters from the big box store and it failed after only 4 years. The ones that Benjamin Franklin sells are MADE IN THE USA instead of a foreign country. Give them a try, you won’t be sorry!

10/10, no doubt about it. Lucas was prompt, professional, and knowledgeable. We had an issue with our water heater that left us without hot water or heat this fall. He quickly diagnosed the problems, explained his findings in excellent detail, and got everything fixed. He also went the extra mile in a couple of ways I didn’t expect, which I really appreciated. I’d absolutely recommend Lucas!

We had our water heater repaired and had a new water filter system installed after the technician suggested it. He was friendly and factual. After his visit we had to have another repair man to set the water heater temperature. Now it is working fine.

Christian was a very kind and pleasant young man. He did an exceptional job replacing my kitchen sink faucet and incinerator. He was thorough and helped to get the smell out of our pipes I would recommend him for any job.

Our plumber, Jared was efficient and understood our issue quickly! Very respectful of us and property and we highly recommend this company.

A full gas water heater installation -- quick install with courteous service. Jon Hare and Luke Stelly gave excellent advice and were finished with the install in less 3 hours (including purchasing the unit itself)! Thanks!

Luke was awesome! I am so happy that I picked your company to do my repair! I will be using your company again. Thank you for your awesome service! I would highly recommend your company to anyone needing service done at their home!

The guys were personable, have plumbing experience and seemed knowledgeable of the situation.
Lacy Lakeview sits on expansive Blackland clay that shifts with moisture, stressing the pipes inside your slab. We pinpoint slab leaks with non-destructive detection.
Yes. The region's water is hard and scales water heaters and fixtures. A softener protects them. We test and size it.
If it has corroding galvanized pipe or failing cast-iron drains, repiping is a lasting fix. We inspect and recommend honestly.
Past 10 to 12 years or with frequent repairs, replacement is usually wiser, and many homeowners upgrade to tankless heaters. We give honest recommendations.
