Evans Farm is a planned community of about 1,200 acres on Lewis Center Road, built on what was farmland. Township trustees approved the rezoning in February 2016, the first residents moved in in 2018, and it was the site of the 2019 Parade of Homes as an early example of walkable neighborhood design in Ohio. It mixes single-family homes, townhomes and apartments with a town center, shops, restaurants, fishing lakes and trails, in both Orange and Berlin Townships. Benjamin Franklin Plumbing of Delaware is based just up the road in Delaware.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300.
Nothing in Evans Farm is old. Construction started in late 2016, and the neighborhood is still building out. That means no old galvanized or polybutylene pipe to worry about. Instead, the calls are the ones that come with a first decade: builder-grade water heaters reaching the end of their warranty, hard-water scale building up in tankless units and fixtures, pressure-reducing valves that need adjusting, and fixtures and disposals that need replacing.
Evans Farm is served by Del-Co Water and the Delaware County Regional Sewer District. Del-Co water is moderately hard, about 7 to 8 grains per gallon, which is why a softener or filtration system is one of the most common upgrades for new homes in the area. Delaware County's soil is commonly clay loam and drains slowly, so we also check grading, downspouts and sump pumps where they're part of the home.
Newer homes still need maintenance. Our techs test your water pressure and check the age and condition of your water heater on every visit, and we'll tell you honestly when a softener, a pressure regulator or a water heater flush is worth doing and when it isn't. You get time to plan instead of scrambling when something quits. Our trucks are stocked, and most calls are fixed on the first visit.
Before the first hard freeze, disconnect your garden hoses, shut off and drain the outdoor faucets, and insulate any pipes in unheated spaces. Flush your water heater once a year to clear sediment and scale, especially with moderately hard water. If your home has a sump pump, test it and its battery backup before the spring rain and snowmelt. Check that downspouts carry water away from the foundation.

Hugo arrived at my house within the window of time I was expecting which was helpful. I could tell he knew what he was talking about. He gave me several options including an option to finance the replacement of my hot water heater. In short, he was kind, courteous and professional.
Even new homes need maintenance. Builder-grade water heaters often start to fail between 8 and 12 years, moderately hard water leaves scale in tankless units and fixtures, and pressure that's too high wears out valves and hoses. A yearly check catches these before they turn into repairs.
You don't have to have one. Del-Co water is moderately hard, though, and a softener cuts down on scale in water heaters, tankless units, dishwashers and fixtures. We'll test your water and tell you what makes sense.
Your builder handles warranty items, and after that we can take over repairs and replacements, from water heaters to faucets and shutoff valves. We give you up-front pricing before any work begins.
Yes. We repair shutoff valves, supply lines, water heaters, faucets and drains in townhomes and attached homes, and we can coordinate with your HOA or property manager when needed.
